How does TIC work?

TIC Property stands for "Tenants in Common" ownership where you own a 5% share in carefully selected SDA homes with your name on the title. This model offers real ownership and returns of up to 10% per annum after al costs.

It’s a simple, cost-effective way to invest safely with a low upfront commitment.

Frequently Asked Questions

How much do I need to get started?

A $2,000 expression of interest deposit is required. Contracts are then issued and the balance is then payable. 

Can I purchase more than a 5% share?

Yes.

What's the maximum number of investors required?

SDA Data owns a 65% stake in the property while the remainder is owned by the investors. One investor can own one 5% share or more with a maximum of 7 shares i.e. 35%.

Can I sell my share in the property?

Due to the nature of the investment, SDA Data has the first right of refusal. However, if SDA Data declines the offer, the client is free to sell their share on the open market.

 What do I do if I want to sell my share?

Contact SDA Data and we will discuss your options. We may purchase your share or submit it for offers to our database of investors. 

Who pays any maintenance fees once the home is occupied?

All management fees and property maintenance costs, as with any investment property, are deducted from the rental income by the property manager. The net rental income is then distributed to investors according to their shareholdings at the end of each month.

Where are the TIC SDA homes located?

SDA Data does not publicly disclose the exact locations of our properties, primarily because competitors often follow us into targeted areas. Our location-specific supply-and-demand insights are highly sought after by lenders, SDA providers, and investors and enable us to enter an under-supplied location before everyone else. Rather than continuing to sell this valuable data, we've chosen to retain it internally, offering a distinct advantage exclusively for ourselves and our co-investors.

Our properties are strategically placed in areas offering strong capital growth potential and maximised rental returns, with minimal to zero vacancies. Investors have the flexibility to allocate their capital to achieve a balanced combination of income and capital appreciation. No other SDA investment firm provides this degree of certainty in a market typically characterised by high vacancy rates.

How often is my rental returns paid?

Rental income is paid monthly.

Can I invest in and out of Super?

Yes, our structure works for SMSF investors and investors investing in their personal name (or any other investment structure the prefer).

What type of properties does TIC Property invest/build?

SDA Data builds SDA home under the NDIS. Whilst others may offer rooming house investments or similar; SDA Data sticks to what they know best and to leverage our distinct advantage over all our competitors: our exceptional data analytics and ability to identify under-supplied location with large unmet demand. Our SDA Data research is highly sort after and now it's reserved exclusively for the benefit of our co-investors and ourselves.

Can I use my TIC share as security?

No. Due to the nature of this investment it's not possible to use it as security for finance.

How am I kept up to date with progress and the performance of my investments?

Our property managers provide regularly monthly updates in conjunction with input from our chosen SDA provider (they manage the tenants).

What happens if a property remains unoccupied for an extended period?

This is an important question. SDA Data will cover the first 3 months of any vacancy in a calendar year. We are confident enough to offer this due to the high demand areas we are uniquely able to target.
