Passive income SDA property investments

Research in the SDA market is notoriously lacking. The quality of the NDIS demand data is limited. SDA Data was founded on solving this problem and we did. Lenders, financiers, investors, SDA providers and others have purchased our data to help them determine if there is unmet demand in a target location. 

We are not only able to identify areas with solid demand and low supply, but we are also able to determine the very best locations based on the ratio of demand in an area to the corresponding supply to meet this demand. The higher the demand-supply ratio, the greater the relative demand. In other words, we can pick the best of the best and not just great locations for SDA investments.

When assessing our SDA housing projects, we base all financial feasibilities on conservative and realistic assumptions, avoiding reliance on speculative growth in valuations or anticipated future price increases. We always conduct detailed "what-if" (sensitivity) analyses to stress-test our developments against potential risks unique to SDA properties. These include scenarios such as construction cost escalations, rising interest rates, longer vacancy periods due to participant onboarding delays, or changes in NDIS policies and funding.

We also carefully evaluate the impact of achieving the optimal tenant mix, ensuring participants' needs and SDA categories (e.g., High Physical Support or Improved Liveability) align precisely with our property's design and features. Additionally, we prioritise purpose-built, participant-focused designs that meet NDIS standards and preferences, as this directly influences occupancy rates, rental returns, and long-term investment success. By thoroughly considering these SDA-specific factors, we strengthen our projects’ resilience, maximising both financial stability and participant satisfaction.

We have worked with many SDA providers and will not work with most of them again. Getting the right SDA provider has a big impact on the success of the investment. Do they have a big market presence? If they spend more time supporting SDA investment sales activities rather than talking to SILs, participants and ensuring a great experience for both the investor and the tenant, then avoid. Do they return your calls promptly? What is their vacancy rate? Many SDA providers will take your $5000 registration fee and then later tell you how bad the area is and there are no tenants. Be very careful. They will be the interface between your property and the tenants.

Our SDA providers are very active in the market and "ground truth" our data to ensure a double check on the area before we even look at acquiring an SDA investment project.
