Free SDA tools from SDA Data: Boomscore suburb research, the SDA calculator and the SDA Marketplace
What you get

Free SDA tools from SDA Data.

SDA Data brings together free SDA tools and property research for investors, all in one place. Boomscore is a property market research platform that scores the supply and demand of more than 15,000 Australian suburbs, so you can spot the country's hottest areas for capital growth without trawling through endless data. The SDA calculator estimates the gross SDA rental income of a home by design category, building type and location. The SDA Marketplace, coming soon, will be a directory of available SDA homes in one place.

Why these tools

Supply and demand, read two ways.

Good decisions start with where demand is outstripping supply. Boomscore reads that signal across the national property market; SDA Data reads it for Specialist Disability Accommodation. Same principle, two lenses.

i

Start with the whole market

Boomscore scores 15,000+ suburbs on the ratio of demand to supply, so you shortlist on data, not a hunch.

ii

Then go deep on SDA

Our calculator shows what an SDA home could earn, drawing on supply and demand data we have tracked since 2019.

iii

Grounded in real delivery

The SDA figures track current NDIS price limits and reflect where we choose to build ourselves.

Our read: start broad with Boomscore, then go deep on SDA. Two lenses, one shortlist.
Questions

SDA tools, answered.

What free tools does SDA Data offer?

SDA Data brings together three free tools: Boomscore, a property market research platform that scores supply and demand across more than 15,000 Australian suburbs; an SDA rental calculator that estimates gross SDA income by design category; and the SDA Marketplace, a directory of available SDA homes that is coming soon. Boomscore covers the wider property market, while the calculator and marketplace are SDA specific.

What is Boomscore?

Boomscore is a property market research platform at boomscore.com.au. It measures the ratio of demand to supply for more than 15,000 Australian suburbs to flag where capital growth may be coming, so investors can find the country's hottest suburbs without sorting through endless data. It also connects investors with pre-vetted, well-researched opportunities. Boomscore covers the general property market, not only SDA.

How does the SDA calculator work?

The SDA calculator estimates the gross annual SDA rental income for a home based on its design category, building type and location. You enter a few details and it returns an indicative figure drawn from the current NDIS price limits. Results are general in nature and are not a forecast or guarantee.

What is the SDA Marketplace?

The SDA Marketplace is a coming-soon directory of available Specialist Disability Accommodation homes. It will let providers, investors and participants browse current SDA listings in one place. It is not yet live, so you can register your interest to be notified at launch.

Are the tools really free?

Yes, you can get started for free. Boomscore offers free property market research tools at boomscore.com.au, and the SDA calculator is free to use. SDA Data also offers paid location reports and project delivery, but the tools on this page cost nothing to begin with.

What is Specialist Disability Accommodation (SDA)?

Specialist Disability Accommodation is purpose-built housing for NDIS participants with extreme functional impairment or very high support needs. The rent is paid through the NDIS and is government-supported, not government-guaranteed.

Ready to invest?

From the data to owning the home.

The free tools show you where the demand is. FracHaus shows you how to own a share of a brand-new SDA home on title, through direct co-ownership. Request the investor pack to see what is available.

Important: SDA Data provides market data and project management for Specialist Disability Accommodation. Information on this site is general in nature and does not constitute personal financial, legal or taxation advice. Returns and figures shown by these tools are illustrative and depend on the specific property, location, design category, vacancy, costs and individual circumstances. The "up to 11.5% p.a." figure refers to gross rental return on a fully-tenanted, NDIS-compliant SDA home and is not a forecast or guarantee. SDA rent is paid through the NDIS and is government-supported, not government-guaranteed. A TIC share is direct ownership of real property on title, not a managed investment or financial product. Always seek independent advice before investing.
